Fix the engagement
Name the decision, phase and acceptance-ready files.

A business model should expose formulas, scenario controls and source notes. Require a base and downside case plus a change log when surveys, utility quotes, permit interpretations or unit prices change. SBA guidance treats projections as planning tools; it does not validate a glamping model or prove financeability.
Tie the plan to survey, title, zoning, flood and environmental records, access, topography, soils, water, wastewater, power, drainage and delivery. A neat unit count is not a capacity conclusion while material site inputs remain unresolved.
Draw the boundary

Assign boundary and topographic survey, civil, architecture, structural, mechanical and electrical design, geotechnical work, environmental review, accessibility, fire access, wastewater, code interpretation and permit submissions.

The exit clause should cover notice, earned fees, unfinished work, editable files, source data, formulas, photographs, third-party licenses, retention, confidentiality and the owner's right to use completed work. Compare that responsibility boundary before comparing proposal fees.
